Our Services for Landlords

At Westwoods Lettings, we understand the importance of providing a comprehensive service to our landlords. We offer a choice of two services: a Let Only Service and a Fully Managed Service. The Let Only Service is our basic tenant introduction service, where we will find a suitable tenant for your property, fully reference them through an independent agency, and manage the property going forward. This service includes advertising your property on Rightmove, On-the-Market.com, our own website, Facebook, and in property papers. We will also show the property on your behalf or arrange viewing times to suit you if you would prefer to show your own property. A Tenancy Agreement is prepared and issued to you and the tenant with any relevant Addendums, if required. All the relevant utility companies are informed of the new tenancy. We can arrange for an Inventory of the contents and Schedule of Condition of your property, which is an important document prepared prior to the commencement of the tenancy and to avoid any disputes at the end of a tenancy.

The Fully Managed Service is designed for landlords who would prefer not to manage their property themselves. For a fee of 1/2 the first month's rent and then 10% of the rent per calendar month thereafter, we will manage your property on your behalf. This service includes arranging for the legal requirements as well as the presentation of your property prior to a tenancy starting, such as cleaning, painting, etc., and also includes checking out at the end of a tenancy. We will carry out inspections with the tenant present where possible, at least three times a year. As any repairs or maintenance become necessary, we will contact your tenant to arrange access. We will arrange any emergency repairs to be carried out immediately and liaise with you for any non-emergency repairs or maintenance. We will collect the rent payments, pay the expenses due on your property, send the remaining funds to your nominated bank account, and issue you with your monthly statement and invoices for any work carried out. We will contact your tenant on a regular basis and hold a key to your property in case of emergency.

At Westwoods Lettings, we are dedicated to providing a professional rental service for our tenants. We understand the importance of finding the right property for our tenants, and we take the time to match our tenants with properties that meet their specific needs and requirements. We offer a comprehensive service that includes viewing properties, completing a rental application, and paying a holding deposit equivalent to 1 week's rent of your chosen property, which is refundable against your first month's rent. We will also complete a referencing form and credit checks to ensure that we can provide the best possible service to our tenants.
